From Shoreview tracts to Eichler wood in San Mateo

Hillsdale has one-story Minimal Traditional and Post-War Minimal houses, Shoreview built 1,200 homes in 1949 alone, and 19th Avenue Park is an Eichler tract built from 1953 to 1955. The City describes Eichlers as post-and-beam houses, often with clerestory windows, and their wood exteriors need hand scraping and primer on every bare board before paint.

About 70.4% of San Mateo's 42,641 housing units predate 1980, and federal lead rules cover paid scraping and sanding on homes built before 1978. Painting is permit-exempt here. Noisy prep like power sanding stays inside the city's construction hours: 7 a.m. to 7 p.m. on weekdays, 9 a.m. to 5 p.m. on Saturdays and noon to 4 p.m. on Sundays and holidays.

Worth knowing about San Mateo

  • 19th Avenue Park is an Eichler tract built from 1953 to 1955. The City describes Eichlers as post-and-beam houses, often with a central atrium or courtyard and clerestory windows.
  • Filled former baylands reach as far west as El Camino Real. The City's Safety Element says settlement on that fill, typically on the east side, cracks buildings and foundations.
  • A FEMA map effective 2001 put areas north of Highway 92 under mandatory flood insurance; about 4,000 properties came off the map in 2011 and about 1,600 addresses in 2024.

Value for money and flexible to work with. Would definitely hire them again, for all jobs around the house.

I hired Junior and his team to install Govee Pro outdoor lights with tracks along my roofline, which has a lot of tricky angles and turns. They did an incredible job — everything looks clean, professional, and aligned. Junior showed up on time, worked efficiently, and even helped with a few extra repairs around the house. I’m thrilled with the results and wouldn’t hesitate to recommend him for any home improvement or maintenance work.

J&J and Junior and crew provides great Handyman services and support especially for seniors that need a little excellent home maintenance for a reasonable price. Junior and crew repaired and caulked my upstairs shower pan to its shower wall and helped mme clean up my roof deck by cleaning up leafe debris. They were prompt and knowledgeable and honest about their estimates to complete the maintenance. Highly recommended for repair and fixing those tough maintenance jobs you don’t have the time or expertise to finish.

Exterior paint in San Mateo: questions

Do you work in San Mateo?

Yes. San Mateo is about 10 road miles from our base in San Bruno, roughly 16 minutes without traffic. We work all over town, from San Mateo Park to Shoreview.

Who issues permits in San Mateo?

The City of San Mateo Community Development Department, Building Division. Repairs and like-for-like replacements often don't need a permit; layout changes, new plumbing or new electrical usually do. When one is needed, the job is contracted through our licensed partner Bay Builder Inc.

When can noisy work happen in San Mateo?

Work regulated by the building code is allowed 7 a.m. to 7 p.m. on weekdays, 9 a.m. to 5 p.m. on Saturdays and noon to 4 p.m. on Sundays and holidays. We schedule noisy work inside those hours.

Do you prep the outside before painting?

Always. Washing, scraping loose paint, fixing cracks and soft trim, caulking and priming bare spots come before the first coat, and they're in the estimate.
