San Bruno's General Plan sorts the town into three kinds of neighborhoods. San Bruno Park, Belle Air Park and Lomita Park, east of El Camino Real, mix houses and apartments at about 16.3 units per net acre. Mills Park and Huntington Park are single-family, and the hillside tracts west of I-280 are the least dense. Apartments need turnover work between tenants, while detached houses add fences, gates and decks to the list.

• About 80.4% of San Bruno's 16,433 housing units were built before 1980, and 29.3% went up in the 1950s alone.
• The older eastern half, east of I-280, is flat, with a street grid from its early 20th century roots; the newer western half is mostly single-family subdivisions on curving hillside streets.
• Low-lying eastern San Bruno sits on filled marshland and floods occasionally, from old storm drains and exposure to tides; high tide plus heavy rain brings storm flooding next to residential areas.
