Painting San Francisco stucco and Victorian wood siding

SF Planning describes the standard Sunset District house, built mostly between 1925 and 1950, as stucco-clad, with the garage at street level and living space above. Older neighborhoods have Italianate, Stick and Queen Anne houses with rustic wood siding, shingles and applied trim. Stucco needs its hairline cracks filled before paint; old wood needs loose paint scraped, bare spots primed and every joint caulked.

The National Weather Service notes summer fog that clears on the bay side but only partly on the ocean side, so a west-side wall can stay damp well into the day. We paint once the surface is dry and hold off when drizzle is coming. Painting is on DBI's no-permit list. About 76.5% of the city's housing predates 1980, and federal lead rules cover paid scraping of paint on homes built before 1978, so we ask the build year before quoting.

Worth knowing about San Francisco

  • Sunset tract houses of the 1920s to 1940s often had colorful polychromatic ceramic tile in bathrooms and kitchens, and wood or parquet floors.
  • Summer brings cool marine air and persistent fog. Mornings typically start overcast across the city, then clear on the warmer bay side and only partly on the cooler ocean side.
  • SFPUC's 100-year storm map puts about 2,100 parcels in the flood zone. Water can enter through street-level doors and garages, foundation cracks, or a sewer connection without a backflow preventer.

I hired Junior and his team to install Govee Pro outdoor lights with tracks along my roofline, which has a lot of tricky angles and turns. They did an incredible job — everything looks clean, professional, and aligned. Junior showed up on time, worked efficiently, and even helped with a few extra repairs around the house. I’m thrilled with the results and wouldn’t hesitate to recommend him for any home improvement or maintenance work.

J&J and Junior and crew provides great Handyman services and support especially for seniors that need a little excellent home maintenance for a reasonable price. Junior and crew repaired and caulked my upstairs shower pan to its shower wall and helped mme clean up my roof deck by cleaning up leafe debris. They were prompt and knowledgeable and honest about their estimates to complete the maintenance. Highly recommended for repair and fixing those tough maintenance jobs you don’t have the time or expertise to finish.

Value for money and flexible to work with. Would definitely hire them again, for all jobs around the house.

Exterior paint in San Francisco: questions

Do you work in San Francisco?

Yes. San Francisco is about 12 road miles from our base in San Bruno, roughly 19 minutes without traffic. We work all over town, from Sunset/Parkside to Visitacion Valley.

Who issues permits in San Francisco?

The San Francisco Department of Building Inspection (DBI). Repairs and like-for-like replacements often don't need a permit; layout changes, new plumbing or new electrical usually do. When one is needed, the job is contracted through our licensed partner Bay Builder Inc.

When can noisy work happen in San Francisco?

Construction and repair work louder than 5 dBA over ambient at the nearest property line is limited to 7 a.m. to 8 p.m. every day, weekends included, unless a special night permit is granted. We schedule noisy work inside those hours.

Do you prep the outside before painting?

Always. Washing, scraping loose paint, fixing cracks and soft trim, caulking and priming bare spots come before the first coat, and they're in the estimate.
